Please read this section carefully. When you book you guarantee that you have the authority to accept and accept on behalf of your party the terms of these booking conditions. All accommodation and travel arrangements are sold by us are subject to these conditions.

ACCEPTANCE OF TERMS. Your access to and use of www.lakeandalpinehomes.com ("the Website") is exclusively subject to these Terms and Conditions. You will not use the Website for any purpose that is unlawful or prohibited by these Terms and Conditions. By using the Website you are fully accepting the terms, conditions and disclaimers contained in this notice. If you do not accept these Terms and Conditions you must immediately stop using the Website.

ACCURACY OF INFORMATION. Lake & Alpine Services Ltd does not act as estate agents or travel agents. We provide an advertising service for property owners to display their rental accommodation and we manage the booking arrangements. We are not responsible for any problems occurring during your stay or any owner's property management issues.

All property information is provided in good faith. Lake & Alpine Services Ltd do not warrant accuracy, as the information is provided by the property owners.

The contents of the Website do not constitute advice and should not be relied upon in making or refraining from making, any decision.

CONTRACT. A contract exists as soon as we dispatch our booking confirmation detailing what you have booked. This contract is made on the terms of these booking conditions, which are governed by English Law. Your contract is with Lake & Alpine Services Ltd

BOOKING. A deposit of 25% of the full cost of the package is required if you book 60 days or more prior to departure. If you book less than 60 days prior to departure the full amount is payable. We will dispatch a confirmation on receipt of the deposit. Please check it carefully as items not on your confirmation will not be supplied. Once confirmation is dispatched your contract is made with Lake & Alpine Services Ltd and the deposit is non-refundable. Deposits may be claimable on your insurance.

OPTIONS AND PROVISIONAL BOOKINGS. An oral request or provision of an option does not give rise to contractual obligations to you or to Lake & Alpine Services Ltd and may be cancelled by either party. We do not hold options on late availability bookings.

FINAL PAYMENT. This is due 60 days before your departure date and if we do not receive the balance by the due date we reserve the right to cancel without refund. Key collection details will not be dispatched until the full rental balance is received by us. PLEASE NOTE WE DO NOT ISSUE REMINDERS, therefore, it is your responsibility to ensure that the balance monies reach us on time.

ACCOMODATION DESCRIPTIONS. All descriptions given either verbally or in writing are made in good faith based on the information believed to be correct at the time. However, changes can take place, which are out of our control. Our reservations staff will endeavour to notify you of any changes before your departure date. Photographs of accommodation are non contractual. Please note that family rooms are not necessarily larger than the norm.

CANCELLATIONS. All cancellations must be confirmed in writing by the person who signed the booking form. The following cancellation charges are payable as a proportion of the cost from the date we receive the written confirmation. The number of days prior to departure are to the day on which written notice is received by us.

More than 60 days: Deposit
30 - 60 days 50%
Less than 30 days 100%

In the very unlikely event that the accommodation becomes unavailable due to problems, events or circumstances outside our control we will endeavour to provide you with alternative similar accommodation within the region or refund your payments to us in full.

AMENDMENTS. If you wish to amend your booking in any way once a confirmation has been issued, we will do our utmost to make these changes but it may not always be possible. Amendments of dates and accommodation involve an administration charge of £25.00 if more than 60 days prior to departure. After 60 days the charge increases to £50.00. Dishonoured cheques will be treated as a cancellation with relevant charges payable.

RENTAL FEE. The rent stated in the contract covers all the normal running costs, such as water, electricity, gas, garden upkeep and bedlinen but does normally not include towels. The rent also includes fees and taxes, but does not included telephone costs and line rentals.

PERIOD OF RENTAL. Rentals begin and end on Saturdays and commence, unless otherwise notified, at 4pm on the day of arrival and terminate at 10am on the day of departure.

DEPOSIT. In addition to the rental fee there will be a securi deposit. This security deposit might vary depending on holiday home d is normally paid locally with the owner or repesentative. The deposit will be return to you 10 days after the end of your stay, minus the cost of any extraordinary expenses, damage or loss of inventory caused.

CARE OF THE PROPERTY. You are responsible to take all reasonable and proper care of the property you rent and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. You will be liable for the cost of any damages, breakages, losses and any extra cleaning or repair costs, which are incurred due to non-compliance with this condition.

NUMBER OF PERSONS USING THE PROPERTY. The number of persons occupying the property must not exceed the advertised number. Lake & Alpine Services Ltd reserve the right to refuse entry to the entire party if this condition is not observed.

INVENTORY. The Inventory means the list of the property owner's possessions at the Property, which has been checked by you on arrival.

LIABILITY. We will not be under any liability to you or third parties for any loss or damage arising from breach of contract, negligence, misrepresentation or otherwise. If the property which you have booked becomes unavailable or unusable for some reason prior to the date of booking, then our obligation will be to 1) use the best endeavour to find a suitable alternative property, or failing which, 2) to reimburse you for any monies paid.

RIGHT OF ENTRY. Representatives of Lake & Alpine Services Ltd will be allowed the right of entry to the property at all reasonable times for the purpose of inspection or to carry out any necessary repairs of maintenance.

COMPLAINS. Complains about the material quality of the property must be brought to the Lake & Alpine Services Ltd' attention by phone within 24 hours after arrival. This will be followed by a recorded delivery letter sent within 4 days after your arrival. Once this time has lapsed, no complaint can be investigated. No representative is authorised to make or promise refunds and no such promises will be met by Lake & Alpine Services Ltd.

SMOKING. All properties advertised by Lake & Alpine Services Ltd are non-smoking properties unless stated otherwise.

VISAS, PASSPORTS AND BAGGAGE. At press date British citizens do not need a Visa for our European destinations but must take a valid passport. Most non-EU nationals need a Visa for France, Switzerland and Austria and must arrange this themselves. Clients are reminded that they are responsible for their own personal documents, baggage and personal possessions.

GENERAL. Start day and finish day of your stay are stated on your confirmation. We are not responsible for your travel to and from this point or for any expenses incurred including travel, accommodation, subsistence and loss of earnings caused by delay in return to your departure point, howsoever caused.

The risk of your holiday being adversely affected by weather conditions has to be accepted. We will not be liable for any loss, delay or costs connected with or arising out of adverse weather conditions, including blocked roads. If, as a result of a force majeure, you miss your return departure and extra accommodation is required, We will not be responsible for that cost. We strongly recommend you to take insurance which, subject to terms, will cover this.

Where excursions or services are provided by a company outside Lake & Alpine Services Ltd, even where such excursions or services are sold through our representative or a supplier of Lake & Alpine Services Ltd, we will have no liability.

All clients undertake not to damage their accommodation and to abide by the local regulations (especially in relation to noise). Clients are liable for the cost of any damage and any loss and Lake & Alpine Services Ltd reserve the right to recover costs from the client if necessary before homeward travel. The party leader shall be liable in the first instance for any claim against the party.

ADVERTISERS INFORMATION. It is the property owner's responsibility to ensure that the information provided is accurate, legal and decent and complies with English law.

It is the property owner's responsibility to ensure that the information they supply does dot breach any copyright or trademark. Lake & Alpine Services Ltd will not be help responsible for any such breaches.

Lake & Alpine Services Ltd reserves the right to modify or amend any property advertisements not adhering to these terms

TERMINATION OF PROPERTY ADVERTISEMENTS. In extreme cases Lake & Alpine Services Ltd reserves the right to delete property advertisements. Circumstances which may lead to such action include but are not limited to persistent breaches of advertising terms, attempts to include unsuitable material, misuse of online systems. We may also terminate property advertisements if we receive a significant number of substantiated complaints relating to misrepresentation of a property or its surroundings.

A property owner may at any time during the course of the period of their subscription on The Website ask to delete or permanently remove their property. This can be done by contacting Lake & Alpine Services Ltd who after verified confirmation will remove the property on your behalf.

CHANGES TO WEBSITE. We take pride in our service and are continually striving to make it better for you. Lake & Alpine Services Ltd reserves the right to:

Change or remove (temporarily or permanently) any part the Website without notice and you confirm that Lake & Alpine Services Ltd shall not be liable to you for any such change or removal; and

Change these Terms and Conditions at any time, and your continued use of the Website following any changes shall be deemed to be your acceptance of such change.

LINKS TO THIRD PARTY WEBSITES. The Website includes links to third party websites that are controlled and maintained by others. Any link to other websites is not an endorsement of such websites and you acknowledge and agree that we are not responsible for the content or availability of any such sites.

COPYRIGHT. All copyright, trade marks and all other intellectual property rights in the Website and its content (including without limitation the Website design, text, graphics and all software and source codes connected with the Website) are owned by or licensed to Lake & Alpine Services Ltd or otherwise used by Lake & Alpine Services Ltd as permitted by law.

In accessing the Website you agree that you will access the content solely for your personal, non-commercial use. None of the content may be downloaded, copied, reproduced, transmitted, stored, sold or distributed without the prior written consent of the copyright holder. This excludes the downloading, copying and/or printing of pages of the Website for personal, non-commercial home use only.

DISCLAIMERS AND LIMITATION OF LIABILITY. Lake & Alpine Services Ltd endeavours to make the site available on a continuous basis; however we cannot warrant the site will be available 24 hours a day.

The Website is provided on an "AS IS" and "AS AVAILABLE" basis without any representation or endorsement made and without warranty of any kind whether express or implied, including but not limited to the implied warranties of satisfactory quality, fitness for a particular purpose, non-infringement, compatibility, security and accuracy.

To the extent permitted by law, Lake & Alpine Services Ltd will not be liable for any indirect or consequential loss or damage whatever (including without limitation loss of business, opportunity, data, profits) arising out of or in connection with the use of the Website.

Lake & Alpine Services Ltd makes no warranty that the functionality of the Website will be uninterrupted or error free, that defects will be corrected or that the Website or the server that makes it available are free of viruses or anything else, which may be harmful or destructive.

Nothing in these Terms and Conditions shall be construed so as to exclude or limit the liability of Lake & Alpine Services Ltd for death or personal injury as a result of the negligence of Lake & Alpine Services Ltd or that of its employees or agents.

INDEMNITY. You agree to indemnify and hold Lake & Alpine Services Ltd and its employees and agents harmless from and against all liabilities, legal fees, damages, losses, costs and other expenses in relation to any claims or actions brought against Lake & Alpine Services Ltd arising out of any breach by you of these Terms and Conditions or other liabilities arising out of your use of this Website.

SEVERANCE. If any of these Terms and Conditions should be determined to be invalid, illegal or unenforceable for any reason by any court of competent jurisdiction then such Term or Condition shall be severed and the remaining Terms and Conditions shall survive and remain in full force and effect and continue to be binding and enforceable.
